Manorway is a software and support platform, not a licensed real estate broker or property manager. You stay the manager of record for your rentals, and we do not hold trust accounts or security deposits.

Common pricing questions
Is there a setup fee?▾
No setup fee on either tier. Onboarding includes a 30 minute call where we import your properties and existing leases.
Are there really no minimums?▾
Right. Two doors on Platform is $40 a month. Three doors on Managed is $150 a month. We took the minimums out so the math is whatever your door count is, times the rate, full stop.
Can I switch between Platform and Managed?▾
Yes. Switch up or down between the two at any time. We pro rate the change to the next billing cycle.
What's the cancellation policy?▾
Cancel anytime, either tier. No long term contract. No early termination fee.
Do you do showings and inspections?▾
Not directly — that is how the per-door fee stays flat. You get three options: handle it yourself, tap our vetted local network of real estate agents and licensed inspectors at $50 to $100 per hour (billed direct to you, no Manorway markup), or use self-tour technology where smart locks fit. A traditional PM bundles this into 8 to 12 percent of rent whether you use it or not. We unbundle it. See the three options.
Are vendor invoices marked up?▾
No. Vendors invoice you directly at their actual cost. We never add a markup, take a kickback, or recommend a vendor we have a financial relationship with.
What about volume discounts?▾
For v1 we hold pricing flat. If you have more than 20 doors, email us and we'll work out a custom quote. Honestly, at that volume, traditional PM software like Buildium or DoorLoop might be a better operational fit.
