Terms of Service
These terms govern your use of Manorway Rentals.
These are placeholder terms drafted to be plain-English and reasonable. The final version will be reviewed by counsel before we exit early-access.
1. The service
Manorway Rentals provides AI-assisted property management software and (under the Managed tier) human-operated property management services. The service is provided by Manor Way Group, a Washington-state company.
2. Your account
You must be at least 18 and the legal owner of (or authorized agent for) the rental properties you add. You are responsible for keeping your login credentials secure. You are responsible for the actions taken from your account, whether by you, the AI co-pilots acting on your approval, or any team members you invite.
3. AI drafts; you approve
The AI co-pilots generate drafts. You approve before anything is sent, served, or paid. You are responsible for what you approve. If a draft is wrong and you approve it anyway, that's on you.
4. Not legal advice
Lena, the compliance co-pilot, surfaces relevant state landlord-tenant law and flags compliance risks. She is not a lawyer and the platform is not a substitute for legal advice. For actual legal disputes, eviction proceedings, or unusual circumstances, consult a licensed attorney in your state.
5. Payment and cancellation
Platform is billed monthly at $15 per door (or the published rate at the time of your subscription). Managed is billed monthly at $59 per door plus a flat $400 leasing fee per tenant turnover. You can cancel anytime; we do not pro-rate refunds for the current month but we will not bill you for any future month after cancellation.
6. Acceptable use
Do not use Manorway Rentals to violate the law, discriminate against protected classes, evade fair-housing requirements, or harass tenants. We reserve the right to suspend accounts that do.
7. Liability
To the maximum extent permitted by law, our liability is limited to the amount you paid us in the prior 12 months. We do not warrant the platform will be uninterrupted or error-free. We are not liable for actions taken by tenants, vendors, or third parties.
8. Governing law
These terms are governed by the laws of the State of Washington, without regard to conflict-of-law principles.
9. Changes
We may update these terms. If we make a material change we'll email you and post a notice. Continued use after the change means you accept the new terms.
